The News: France-based flavoring manufacturer Monin will purchase 70 acres at the Zephyrhills Airport Industrial Park Ready Site in Pasco County, Florida, for a new production and distribution facility. The initial phase represents more than $111 million in investment and at least 100 jobs. Monin evaluated 10 sites across four states before selecting Zephyrhills based on workforce availability, site readiness, manufacturing potential and proximity to its existing Clearwater operation.
Project Watch Take: This project is a textbook demonstration of why communities invest in ready sites before a prospect appears. Years of evaluation and preparation by Pasco County, Zephyrhills, Pasco EDC and Duke Energy allowed the location to compete on certainty rather than promises. The existing food-and-beverage cluster and proximity to Monin’s Clearwater facility then strengthened an already credible site proposition.
